The Erb Group Small Business Lending

The Erb Group does equity investments into our financed real estate projects and continually looks for accredited investors to participate in our projects. Normal investment times are 3 to 5 years. We have gone as long as 7 years, but only under certain circumstances. In general, we are out within 3 to 5 years.

The projects we invest in are usually construction with land acquisition. We have, in this credit environment, invested in distressed properties.

Each case is carefully looked at for future potential. Since these are usually larger projects, $25,000,000 and up, we are looking for initial investment units of $500,000 and up. The Erb Group does finance a part of every project. Our finance partners are usually non-US private or finance institutions overseas with whom we have developed a relationship over the years.

Returns on these projects can be substantial. It is not uncommon to have 12% to 20% returns. The Erb Group conforms to all SEC rules regarding these transactions. Transparency is very important.

Equity interest in projects may be available with larger contributions of $10,000,000 and up.
